Great article. I’m personally pretty bearish the ‘TopGolf’ style business. I don’t think the replay value is there to be sustainable given how capital intensive each location is, and they offer very little for the avid/game-improvement-seeking golfer.

I saw a couple of TopGolf branded simulator suites inside a sports bar in Minneapolis recently. That’s a move that makes a lot of sense to me as I believe simulators are probably the future of golf-focused entertainment.

Thanks Isaiah. Certainly is key getting customer to continue to come back. Topgolf believes the TAM is still very large. Will be interesting to see how many venues they end up with in 2030. Agree on the golf-simulator/indoor golf business. Big opportunity.

Do you know if they own or lease the land that the TopGolfs are on?

Admittedly - real estate evaluation is not a strong suit for me. I believe they do call it out on their investor deck.
